If you glanced at this week’s numbers for Berea, you might think something broke. Berea resale homes closed at about 87% of their original asking price. Richmond resale closed at nearly 98%. That’s an eleven-point gap between two towns fifteen minutes apart.
Before you read that as “Berea is crashing,” let me show you why it isn’t — because this is exactly the kind of number that scares sellers for no reason.
The four-sale trap
Berea had exactly four resale closings this week. Two of them were deep-discount sales: one home sold for 74% of its original list price, another for 75%.
When only four homes sell, two big discounts don’t just nudge the average — they redefine it. The city’s whole “sold-to-list” number gets dragged down a cliff by two specific houses that had their own specific reasons for selling low. Richmond, by contrast, closed about a dozen homes across a wide price range, so no single sale moves the needle.
Here’s the rule I now follow and tell every client: a city-level statistic in a thin week is meaningless without the sale count next to it. A four-sale week is an anecdote, not a trend. The county-wide number — 95% of original list — is the more honest read this week.

A note on that 51-day average: it’s dragged way up by one home that sat 353 days and a couple of long-marketed new-construction closings. The median days on market was 21 countywide — and just 12 for resale homes in Richmond. If your home is a resale in good shape, the median is your number, not the average.
Richmond resale is fast right now
The real signal this week is Richmond’s resale market: a 12-day median from active to closed, at nearly 98% of original list. That’s a liquid, healthy submarket where well-priced homes move quickly.

Look at the “homes closed” row first. That’s the row that tells you how much to trust the rest. Ten sales in Richmond is a real sample. Four in Berea is a coin-flip that happened to land on two discounts.
Who’s buying right now
A few things stood out in the closed sales:
- Cash came back strong — nearly 1 in 3 sales (29%), up sharply from the prior week. Conventional loans led the rest; FHA was quiet.
- Sellers are relocating — about a third of sellers left the county after closing.
- First-time buyers were nearly absent this week, and only two buyers came from out of state.
A couple of oddities worth knowing
Two data points this week are worth a caveat if you’re scanning the MLS yourself. A downtown Richmond property sold for $39,000 — that’s a lot or teardown, not a representative home, and it drags any raw average down. And a Berea listing was cancelled at $499,900 and relisted the same week at $699,900 — a $200,000 jump that’s almost certainly a re-scoped or re-measured listing, not a typo. Neither one tells you anything about what a normal home is worth.
What this means for you
Two lessons this week. First, if you’re selling in Berea, don’t let a scary city-wide headline set your expectations — one or two unusual sales can distort a thin week. Price to your actual resale comps, and ask how many comparable homes truly sold. Second, if you’re in Richmond, resale is moving fast right now, and well-priced homes are clearing in under two weeks.
Your specific number depends on your home’s condition, location, and timing — and on comps chosen with enough care to see through the noise. That’s exactly the kind of thing I walk my clients through before we ever set a list price.
