Selling your home is a big deal. And before you put that For Sale sign in the yard, there’s one thing I want you to remember:
Buyers need to be able to picture themselves living there.
That can be surprisingly difficult when a home is packed with personal belongings, overflowing closets, countertop clutter, or furniture that makes rooms feel smaller than they really are.
If you’re thinking about selling a house in Berea, Richmond, or anywhere in Madison County, KY, you don’t necessarily need to renovate your entire home or spend a fortune getting it ready.
Sometimes, the biggest difference comes from simply removing things. Think of it as giving your house room to shine.
Here are 10 things I recommend sellers consider removing before listing their home.
1. Personal Photos and Extremely Personal Décor
Your family photos are meaningful to you and they should be! But when you’re selling, you want buyers focused on the home rather than the people who currently live there.
Take down excessive family photos, highly personal artwork, children’s school projects, and other items that make it harder for buyers to imagine the home as theirs. You don’t have to erase every sign that someone lives there. Just create a little breathing room.
The goal isn’t to make your house feel empty. It’s to make it easier for buyers to see themselves in it.
2. Countertop Clutter
This is one of the easiest changes with a big visual payoff. Look around your kitchen and bathroom countertops. Do you really need the air fryer, toaster, coffee maker, blender, knife block, mail pile, vitamins, soap collection, and five decorative items sitting out during a showing?
Probably not. Put away as much as you reasonably can.
Clear countertops make kitchens and bathrooms appear cleaner, larger, and more functional which is exactly what you want when buyers are walking through.
3. Excess Furniture
More furniture doesn’t necessarily make a home feel more comfortable. Sometimes it makes it feel smaller.
If a living room has three chairs, two couches, a giant coffee table, multiple side tables, and a bookcase packed into it, buyers may have trouble understanding the actual size of the room.
Consider storing pieces that aren’t necessary.
You want buyers thinking:
“Look how spacious this room is.”
Not:
“How are we going to get around this furniture?”
4. Clothes You Don’t Wear
Closets matter. And buyers absolutely look inside them. A packed closet can make a perfectly adequate closet appear too small. Before listing, remove clothing you haven’t worn in a while. Pack away seasonal items if appropriate and organize what remains.
You don’t need a Pinterest-perfect closet. You just want buyers to see space. And when it comes to home selling, space sells.
5. Anything That Makes Rooms Feel Dark
Take a look at your home during the day. Are there heavy curtains blocking natural light? Large pieces of furniture covering windows? Dark decorative items making an already-dim room feel even darker? You may not need to replace anything.
Simply opening curtains, removing unnecessary window coverings, and rearranging furniture can help bring more light into the space.
And let’s be honest, Kentucky homes look a whole lot better when buyers can actually see them.
6. Refrigerator Magnets and Door Clutter
This one seems small. It isn’t.
A refrigerator covered in magnets, children’s artwork, calendars, menus, notes, and reminders can quickly become a visual distraction.
The same goes for cluttered doors and entryways. Before listing, simplify those areas.
Your goal is to create a clean visual line so buyers notice the kitchen, not your collection of vacation magnets.
7. Excessive Bathroom Products
Your bathroom may be perfectly clean, but if every surface is covered with products, it won’t necessarily look that way. Put away shampoo bottles, skincare products, makeup, medications, cleaning supplies, hair tools, and anything else that doesn’t need to be visible.
Clear counters and clean showers photograph better, show better, and help buyers focus on the actual bathroom.
8. Things You Don’t Want Buyers to See
This is the category where I want sellers to think beyond clutter.
If you have expensive jewelry, important documents, prescription information, financial paperwork, spare keys, firearms, valuable collectibles, or other sensitive belongings in your home, secure them before showings. Selling your home means strangers may be walking through it.
Your Realtor can help you prepare for showings, but your personal valuables and sensitive information should be secured before buyers arrive.
9. Anything Broken, Dead, or Obviously Worn Out
You don’t have to remodel your entire house before selling.
But take a realistic look around.
Burned-out light bulbs? Replace them.
Dead plants? Remove them.
Loose handles? Fix them.
Broken décor? Toss it.
That random piece of furniture you’ve been meaning to repair for three years?
Yep. That too.
Small maintenance items can create a bigger impression than sellers sometimes realize.
10. The Stuff You Were Already Planning to Get Rid Of
You know exactly what I’m talking about.
The box you’ve moved three times.
The exercise equipment nobody uses.
The pile you’ve been meaning to donate.
The furniture you’re taking with you anyway.
Get it out before you list.
Decluttering before the listing photos are taken means the house starts showing better from day one. And that’s important because today’s buyers often see your home online before they ever step through the front door.
Here’s the Real Goal of Home Selling
Here’s what I don’t want you to hear:
“You need to make your house perfect.”
Nope.
That’s not realistic.
Instead, I want you to think:
Make it easier for buyers to see the possibilities.
When you’re selling a house in Berea or Richmond KY, you’re not selling your family photos, your furniture, your collections, or the way you’ve lived in the home.
You’re selling the opportunity for someone else to make it their home.
That’s a big difference.
And you don’t have to tackle everything in one weekend.
Start with one room.
Then one closet.
Then one countertop.
Little by little, you’ll create a home that feels lighter, cleaner, and easier for buyers to connect with.
