My First-Time Home Buyers Purchased a Home in Berea, KY With $0 Down

There are contracts to understand, inspections to schedule, financing requirements to meet, negotiations to navigate, closing costs to consider, and dozens of questions that can come up between making an offer and getting the keys.

For Jeff and Hannah, buying their first home in Berea, Kentucky became a lot easier once they found a local real estate agent who could walk them through the process from beginning to end.

Their story is also a great example of why having your own buyer’s agent, understanding a home inspection, and working with an experienced Berea KY REALTOR® can make a significant difference when purchasing a home.

They ultimately purchased the home they wanted using an FHA loan, received KHC down payment assistance, purchased the home with $0 down, received $10,000 from the sellers toward closing costs, and had the seller pay the buyer’s agent commission.

And perhaps most importantly, they didn’t have to navigate the process alone.

How Jeff and Hannah Found Me as Their Berea KY Realtor

Jeff and Hannah initially reached out to me after seeing a home at an open house.

They were interested in the property, but they didn’t want to work with a situation where the same agent was representing both the seller and the buyer. Instead, they decided to find their own buyer’s agent & they found me online.

After connecting, I met with them in person so we could talk about their goals, what they were looking for in a home, and what they wanted their home-buying experience to look like.

During that conversation, I learned which property they were interested in purchasing. That’s when something happened that turned out to be incredibly helpful.

I had actually worked with previous buyers who had been under contract on that same property in October 2025. Because of that previous transaction, I still had access to the home inspection that had been completed during that earlier contract.

That gave Jeff and Hannah an opportunity to see information about the property that wasn’t necessarily obvious just by walking through the house.

Why Having a Previous Home Inspection Helped

One of the biggest mistakes first-time home buyers can make is assuming that what they can see during a showing tells them everything they need to know about a house. It doesn’t.

A home can look great on the surface while an inspection reveals issues involving electrical components, plumbing, drainage, structural components, safety concerns, HVAC systems, roofing, or other parts of the property.

In Jeff and Hannah’s case, I was able to provide them with the previous inspection report that was still available from my earlier transaction involving the property.

This wasn’t a substitute for getting their own home inspection.

Instead, it gave them additional information before they wrote their offer.

They were able to see a much larger list of issues that weren’t obvious to the naked eye. That meant they weren’t walking into the offer process completely unaware of potential problems. They could make a more informed decision about the property and understand what they might potentially be dealing with after purchasing the home.

Jeff and Hannah Still Got Their Own Home Inspection

Even though they had access to the previous inspection, Jeff and Hannah still chose to have their own home inspection performed. That’s exactly what I would encourage buyers to consider.

An inspection is an important part of the home-buying process, especially for first-time home buyers who may not know what to look for when evaluating a property. The inspection gave them their own independent information about the condition of the home.

After reviewing the inspection, we discussed which items they wanted to address with the seller. Rather than asking the seller to fix every item that appeared in the inspection report, we focused on the items that could create an issue with FHA financing. That distinction was very important.

The FHA Repairs We Requested

Because Jeff and Hannah were purchasing the home with an FHA loan, certain property conditions could potentially affect the transaction.

We requested that the seller address three specific issues.

1. Missing Handrail on the Deck Steps

The inspection identified a safety concern with the deck steps because the steps lacked a required graspable handrail. The inspection recommendation stated:

“Decks with 4 or more or is 30 inches or higher from the ground require a graspable handrail to prevent fall hazards.” For a conventional buyer, an issue like this might simply become a negotiation between the buyer and seller.

For an FHA buyer, however, property condition and safety requirements can become particularly important because the property needs to meet FHA appraisal requirements.

2. Damaged or Misaligned Downspouts

The inspection also identified one or more downspouts that were damaged and/or misaligned.

That matters because downspouts are designed to move water away from the house. When water is discharged too close to the foundation, excessive moisture can accumulate in the soil around the home. The inspection noted that this could contribute to foundation or structural movement.

3. Missing Electrical Outlet Cover Screws

The third item involved missing screws on one or more electrical receptacle cover plates.

While this may sound like a relatively small issue, it can create a safety concern because a loose or partially detached cover plate can expose the receptacle opening and create a potential shock hazard.

These were the primary repairs we requested because of their importance to the FHA financing process.

They Bought the Home for Full Price — But That’s Not the Whole Story

Here’s where understanding the details of a real estate transaction becomes important.

Someone looking at publicly available real estate records may see that Jeff and Hannah purchased the property for the full asking price. But that doesn’t tell the entire story.

The public-facing sales information doesn’t show every detail of the negotiated transaction.

As part of the transaction, the sellers agreed to provide $10,000 toward the buyers’ closing costs.

That helped account for the repairs and other costs associated with getting the transaction to closing. The seller also paid the agreed-upon buyer’s agent commission.

So while Jeff and Hannah paid full price for the home, the negotiated terms of the transaction provided them with significant financial assistance toward the overall cost of purchasing the property. This is one of the reasons I tell buyers not to look at a home’s purchase price in isolation.

The purchase price is only one piece of the negotiation.

Closing cost assistance, seller concessions, repairs, financing terms, inspections, appraisal, earnest money, and other terms can all affect the overall transaction.

How They Bought Their First Home With $0 Down

Another important part of Jeff and Hannah’s story was their financing.

They purchased their first home using an FHA loan and received Kentucky Housing Corporation (KHC) down payment assistance.

That assistance allowed them to purchase the home with $0 down.

For many first-time home buyers in Kentucky, coming up with a down payment can be one of the biggest obstacles to homeownership. Programs such as KHC’s down payment assistance can potentially help eligible buyers overcome that hurdle.

It’s important to understand that down payment assistance programs have eligibility requirements, program guidelines, and terms that can change over time. That’s why I recommend that buyers speak with an approved lender about their specific situation rather than assuming they will qualify based on someone else’s experience.

For Jeff and Hannah, however, the combination of their FHA financing and KHC assistance allowed them to purchase their first home without bringing a traditional down payment to the transaction.

Their First Mortgage Payment Wasn’t Due Immediately

Another benefit of their particular closing timeline was that their first mortgage payment wasn’t due immediately after closing. Their first payment was scheduled for October. This can be helpful for first-time buyers because purchasing a home comes with more expenses than simply the down payment.

There can be moving expenses, utility deposits, furniture, home maintenance, repairs, insurance, closing costs, and countless other expenses that come with becoming a homeowner. Having some breathing room between closing and the first mortgage payment can make the transition a little easier.

Of course, the exact timing of a first mortgage payment depends on the loan and closing date, so buyers should always confirm their specific payment schedule with their lender.

Making Sure First-Time Buyers Understand the Contract

One of the things I noticed early on was that Jeff and Hannah were new to the home-buying process — That’s completely normal.

Most people don’t buy homes often enough to become experts in real estate contracts.

The Offer to Purchase Contract contains a lot of information, and I don’t believe buyers should simply sign documents because their agent tells them where to click.

Yes, we used dotloop to send documents electronically for signatures. That made the process convenient and allowed them to review and e-sign documents from wherever they were.

But Jeff and Hannah wanted more than that. They wanted to understand what they were actually signing. So instead of simply sending the contract through dotloop and waiting for the signatures, I met with them at my office and went through the Offer to Purchase Contract with them in detail.

We talked through the different sections and the overall process so they could ask questions and understand what they were agreeing to.

For first-time home buyers, I think that education is just as important as finding the right house.

Why Having Your Own Buyer’s Agent Matters

Jeff and Hannah’s experience also illustrates why buyers should carefully consider who represents them when purchasing a home. They initially saw the property at an open house. They could have easily continued working with the listing agent. And there would have been nothing wrong with that.

But instead, they decided they wanted their own representation. That gave them an agent whose responsibility in the transaction was to help them navigate the purchase from the buyer’s side.

As their buyer’s agent, I was able to help them evaluate the property, review available information, discuss the inspection, structure their offer, negotiate repairs and closing-cost assistance, communicate with the other parties, and help them understand the documents involved in the transaction.

And because I had previously worked with buyers on the same property, I just so happened to have additional historical information that proved useful to them.

What This Home Purchase Teaches First-Time Buyers

Jeff and Hannah’s transaction is a great example of several important lessons for anyone considering buying a home in Berea, KY or Madison County, KY.

Don’t assume the house is perfect because it looks good.

A home inspection can uncover problems that aren’t visible during a showing.

Consider getting your own inspection.

Even if another inspection is available, your own inspection can give you current information about the property and help you make an informed decision.

Understand your financing before making an offer.

An FHA loan has different requirements than other types of financing. Understanding those requirements before you make an offer can help you avoid surprises later.

Don’t focus only on the purchase price.

The final purchase price is important, but so are seller concessions, closing costs, repairs, financing terms, and other negotiated terms.

Ask questions about everything you sign.

If you’re a first-time home buyer, you don’t need to know what every paragraph means before you meet with your agent. That’s part of what your agent is there for.

Don’t be afraid to use your own representation.

If you meet a listing agent at an open house and decide you want to purchase the property, you can still choose to have your own buyer representation.

Work with professionals who will actually explain the process.

Buying a home is a major financial decision. You shouldn’t feel like you’re being rushed through paperwork you don’t understand.
