Every Monday I pull every status change in the Madison County MLS and read it three ways — all homes, resale only, and new construction — so the number you hear actually means something. Here’s the week of September 14th. (Numbers captured mid-day Sunday, Sept 20; a few weekend changes may still post.)

The story this week: “off market” doesn’t mean what it looks like

Six homes came off the market in Madison County this week. On its face, that reads like buyers pulling back. But when you separate how they came off, the picture flips completely. Zero of them expired. Zero were withdrawn. All six were cancellations — and four of those six were relisted within days, at the same price or a little lower.

A cancellation followed by an immediate relist isn’t a home failing to sell. It’s a seller or a builder resetting the price or the days-on-market counter and coming right back. Once you strip out that churn, the number of homes that actually left the market and stayed gone this week is two: an entry-level home in Berea and a high-end new-construction home in Richmond.

The cheap one and the expensive one both stalled while the middle of the market kept moving — a very different, and much healthier, story than “six homes gave up.” This is exactly the kind of distinction I walk my clients through before we ever set a price.

Richmond vs. Berea

Berea was the speed story: five homes closed at a median of just two days on market, for essentially their full original asking price. Richmond carries the higher price tag and moves a little slower, but it’s also where the newcomers are landing — 25% of Richmond’s buyers came from outside the county, and 25% were first-time buyers.

What’s notable in the closed data

Cash made up 19% of closings countywide, with conventional financing at 54%, FHA at 15%, and VA at 12%. Out-of-county buyers were 19% of the market and first-time buyers 23% — both concentrated in Richmond. Nearly one in four sales included seller-paid closing costs, a sign buyers still have some negotiating room even as well-priced homes move fast.

New construction vs. resale — don’t blend them

New-construction homes closed at a median of $224 per square foot; resale homes at $166. If you’re selling an existing home, the number that matters to you is the resale figure — the blended county median is propped up by builder spec homes that price and sell differently. Builders held their price and took a median 67 days, while resale homes moved in a median 18 days. Your specific number depends on your home’s condition, location, and timing, and that’s where a local market analysis comes in.

Listings that came off the market

To be precise about the six cancellations: four relisted quickly — 117 Fireside Drive in Richmond (relisted $16K lower), 136 E Broadway in Richmond (relisted $11K lower), 518 Baker Court in Richmond (relisted $1,500 lower), and 1220 Kenzie Court in Berea (relisted at the same price). The two that came off and stayed off were 147 Mary Street in Berea and 229 Brandenburg Way in Richmond. No homes expired and none were withdrawn this week.

The takeaway

Don’t let a raw “six off market” headline scare you. This week the market didn’t soften — it recycled. Well-priced homes, especially in Berea, are still selling in days at nearly full price, and the only listings that truly stalled were at the very bottom and very top of the price range. If you’re pricing a home right now, price it to the resale comps in your city, not to the blended county average, and it will move.
