Richard & his late wife purchased their home in 2011, creating decades of memories. After his wife’s passing in early 2025, Richard realized it was time to downsize. The goal? Move into a smaller, more manageable home with less maintenance.

When Richard came to my office, he was exploring his options. He had spoken with an auctioneer company about selling his home & belongings. Unfortunately the cost was going to be higher than expected due to the limited items for sale. But of course, I came up with a solution.

Ultimately Richard wanted to:

Our Downsizing Approach

I photographed & listed Richard’s unwanted belongings online, even including a spare vehicle. Once published, I coordinated with interested buyers, scheduled times for them to come view the items. Richard had successfully sold every item he no longer needed — all without paying any extra fees or commission for my help.

With his belongings taken care of it was time to shift focus to preparing his home for the market.


Preparing the Home to Sell

Everyone knows curb appeal is key to attracting buyers. To help lessen the physical & mental demands that often come with preparing a home for sale, I dedicated a little over four hours pressure washing the exterior as part of my support to Richard & his eagerness to move forward.

I drug my family into the mix, of course! My oldest son scoured the yard for any branches or limbs for when it was time for my husband to mow. He even added stripes to the lawn for listing photos to make the home look perfect! This level of attention most definitely helped the property stand out in the market. By demonstrating care & pride in the home, we maximized its value potential.


Strategic Pricing & Selling

With the home prepared & professionally photographed, I implemented a strategic pricing plan. The results were incredible: within four days of listing, we received multiple offers & sold the home above asking price due to an escalation clause.


Coordinating His Repairs

Once the inspection was completed, we received the buyers’ repair requests. I reviewed everything with Richard to ensure he felt informed & supported. I explained that I have a trusted network of contractors I regularly work with & could handle everything.

From there, I handled the entire process for him. I met the contractor at the property, walked through the repair requests, & collaborated with him to make sure every item was completed properly & on time. To make things even easier on Richard, we arranged for the contractor to be paid directly at closing. Meaning he never had to return to the home or manage any of the logistics himself.

After the repairs were finalized, I also arranged for the home to be professionally cleaned before closing. This ensured the property was spotless, welcoming, & fully ready for the buyers, all without adding any additional work for Richard.
