The Effect of Seasonal Changes on Madison County Home Prices: Weekly Trends

If you’ve lived in Madison County for a minute, you already know—we’ve got four real seasons, and real estate tends to feel all of them.

Spring usually brings fresh energy to the market, and this week’s numbers reflect exactly that. Here’s what we’re seeing:

🌷 Average Sold Price: $315,369
That’s a solid number that tells us buyers are still confident, and sellers are pricing strategically. We’re not seeing wild bidding wars like in previous spring markets—but we are seeing homes sell close to list.

📅 Average Days on Market: 64
Homes are taking just over two months to sell on average, which is very normal for this time of year. Spring brings more buyers, but also more listings—so timing and presentation matter more than ever.

📉 Average List to Sold Price: 97.62%
This stat shows us that most sellers are getting close to asking price. Translation? Pricing it right upfront is still your best strategy.

📬 New Listings: 28
🖊️ Under Contract: 28
Balance. We saw the same number of homes go under contract as we did new listings hit the market. That keeps inventory steady and tells us buyer demand is staying strong as we head into peak moving season.

🏡 Homes Sold This Week: 17
Seventeen families closed this week—and that’s seventeen new chapters starting in Madison County. I love seeing it.

What This Means for You
If you’re a seller, now’s the time to prep your home while the spring market is active and buyers are serious. If you’re buying, it’s time to get pre-approved and ready to move fast when the right one hits.

Seasonal changes absolutely affect real estate—but with the right strategy, you can win in any season.

What to Do if Your Home Isn’t Selling: Common Reasons and Solutions

(Because your home deserves more attention than your last IG post)

Let’s be real—if your home’s been sitting on the market longer than your cousin’s pyramid scheme “business opportunity”… something’s up. 👀

If you’re checking your listing views more than your ex checks your stories, it’s time for a reality check (and some strategic tweaks).

Whether you’re selling in a hot market or a “meh” one, let’s break down why your home might not be selling—and what you can do about it.

🚩 1. Your Price Is Giving ✨Delusion✨

The tea: Overpricing is the #1 reason homes don’t sell.
Sure, your home has “character.” But buyers compare apples to apples, not apples to $100,000 unicorns.

🔎 Reality check trivia:

Homes priced just 10% over market value get 50% fewer showings.

💡 Fix it:
Get a fresh CMA (Comparative Market Analysis) from your agent. Not your aunt Karen who “watches Zillow for fun.” 🙃

💅 2. It’s Not Giving “Move-In Ready” Vibes

That burnt-orange accent wall from 2009? It’s not a vibe anymore. And yes, buyers do care if the faucet drips.

🧽 Fix it:

  • Deep clean like your in-laws are visiting.
  • Touch up paint, fix the wobbly cabinet door, and declutter like it’s a Netflix special.
  • Neutral tones = faster sales. Beige is back, baby.

⚡ Bonus tip:

Homes with home staging sell 73% faster on average. Let’s zhuzh it up.

📸 3. Your Photos Aren’t Swipe-Worthy

Online dating rule applies: Bad lighting kills attraction. Your home deserves a professional photo shoot. Not cousin Jake’s iPhone pics with dirty laundry in the frame.

📷 Fix it:

  • Pro photos only. Period.
  • Consider drone shots or a video walkthrough.
  • Create a killer listing description that sounds more “dream home” than “Craigslist ad.”

🎯 Hot take: Buyers scroll fast. You have about 3 seconds to wow them.

🏘️ 4. Your Home’s Missing the Right Buyer

If your house is amazing but still crickets, you might be marketing to the wrong crowd. Facebook shares and yard signs won’t cut it in 2025.

📊 Fix it:

  • Tap into digital ads (hello, targeted Facebook + Instagram).
  • Use listing platforms with syndication power.
  • Host strategic open houses with the right promo—not just cookies and crossed fingers.

🧠 Realtor trivia:

Listings with video generate 403% more inquiries than listings without.

⌛ 5. You’re Not Playing the Timing Game

Seasonality matters! Listings can get buried in holiday madness or back-to-school chaos.

🗓️ Fix it:

  • Relaunch with a bang during peak selling seasons (spring/early summer).
  • If timing’s off, consider renting short-term or taking it off-market temporarily.

🎯 Final Thoughts: The Market Isn’t “Bad”—It’s Just Honest

A stale listing doesn’t mean your home is doomed. It just means the strategy needs to shift. 💡
With the right pricing, staging, marketing—and let’s be honest, a realtor who gets it—you can turn that “For Sale” sign into a “Just Sold” celebration. 🎉

📞 Need backup? Call in the pros.

Sometimes a second opinion (or a new plan) is what it takes. I’m not here to sugarcoat it—I’m here to get it SOLD.

📲 Let’s talk strategy. ✨

10 Questions You Need to Ask Your Realtor Before You Buy a Home 🏡

Buying a home is a big deal—and I’m not just saying that because I’m in real estate. It’s one of the biggest financial and emotional decisions most people make in their lifetime. Whether it’s your first home or your fifth, the process can be exciting and overwhelming. That’s why the person standing next to you—your realtor—matters. A lot.

Before you sign anything, here are 10 questions you should absolutely ask your realtor. Think of this as your homebuyer’s cheat sheet: realistic, straight to the point, and meant to protect your peace (and your wallet). 💡

1️⃣ What’s your experience in this specific area? 🗺️

A great agent isn’t just licensed—they’re local. They know the neighborhoods, school zones, zoning quirks, and what the market is actually doing on that street, not just on Zillow. Ask how many homes they’ve helped buyers purchase in the area you’re eyeing.

2️⃣ What’s the strategy if we find the house? 📝

In today’s market, speed ⚡ and strategy 🧠 matter. A good agent has a plan to make your offer stand out without blowing your budget. If they fumble this answer, keep moving.

3️⃣ What’s your availability like? 📱

You don’t need a 24/7 concierge—but you do need someone who won’t disappear mid-negotiation. Ask how they handle showings, texts, and urgent updates. Timely communication = peace of mind.

4️⃣ Can you break down the entire buying process—start to finish? 🧾

There are a lot of moving parts: pre-approval, showings, inspections, appraisals, negotiations, closing—and more. A trustworthy agent will walk you through it all, step by step 🪜. Bonus if they give you a timeline or checklist ✅.

5️⃣ What should I really expect to pay? 💸

Your down payment is just the beginning. Ask about:

  • Closing costs 🏁
  • Home inspections 🔍
  • Insurance 📄
  • HOA dues 🏘️
  • Taxes 💰

No one likes last-minute surprises at the closing table.

6️⃣ Do you work with trusted lenders, inspectors, and contractors? 🤝

An agent with real connections saves you from the black hole of internet searches. The right team = less stress and fewer mistakes. This isn’t about kickbacks—it’s about trust. 🛠️🔑

7️⃣ What red flags do you look for in homes? 🚩

A good realtor doesn’t just gush over the quartz countertops and cute porch swing. They’ll also point out:

  • Water damage stains
  • Old electrical panels ⚡
  • Signs of structural issues 🏚️

If they aren’t protecting you from costly mistakes, they aren’t the right fit.

8️⃣ How do you handle multiple offers and bidding wars? 🔥

This is real life, not HGTV. If your dream home has 5+ offers, your agent needs a strategy to help you compete—or know when to walk away. Cool heads and clear plans win here.

9️⃣ What happens after we go under contract? 🗂️

Too many buyers think it’s all done once the offer is accepted. Not true. Inspections, appraisals, and financing hurdles can still come up. A great agent stays in the game until the keys are in your hand 🗝️.

🔟 What’s your honest opinion—do you think this home is right for me? 🧠❤️

You want a realtor who will tell you no if it’s not the right fit. Someone who sees beyond the sale and wants what’s best for you. No pressure. Just guidance.

💬 Final Thought:

A home isn’t just an address—it’s your safety net, your biggest investment, and the place you’ll live real life in. You deserve a realtor who gets that. 💛

Ask the right questions upfront, and you’ll walk away smarter, calmer, and a whole lot more confident.

Let’s get you home—with no surprises. 🏡

Is Madison County a Seller’s Market? Weekly Real Estate Update

Let’s cut to the chase: if you’re a homeowner in Madison County, the current market has a message for you—buyers are showing up, offers are coming in, and sellers still hold a solid seat at the table. But is this officially a “seller’s market”? Let’s take a look at the numbers. 👇

📊 This Week’s Madison County Market Snapshot:

  • 💰 Average Sold Price: $296,144
  • ⏱️ Average Days on Market: 57
  • 🔑 Sold Listings: 29
  • 📉 List-to-Sold Price Ratio: 98.12%
  • 🆕 New Listings: 36
  • ✅ Under Contract: 37

🏠 So… Is This a Seller’s Market?

Short answer: Yes—but with a twist. 😉

A classic seller’s market typically means more demand than supply—think fewer homes available, faster sales, and higher offers. And while we’re not in the white-hot frenzy of 2021, Madison County’s market is still tilting in favor of sellers who price and prepare wisely.

Let’s break it down:

  • 📍 Homes are still selling close to list price. With sellers averaging 98.12% of asking, buyers are showing they’re serious when the home is priced right.
  • ⏳ 57 days on market isn’t lightning-fast, but it’s healthy—and definitely not sluggish.
  • 🔄 Inventory is moving. With 36 new listings and 37 under contract, the turnover tells us demand is alive and well.

💡 What This Means for Sellers

If you’ve been on the fence about listing, here’s the reality: there’s still plenty of opportunity to win—especially if your home is move-in ready and priced with strategy. 🏆 Buyers are looking, and well-presented homes are holding value.

📣 Don’t wait for “the perfect market.” You may already be in it.

🛍️ What This Means for Buyers

Competition hasn’t disappeared—it’s just gotten smarter. Today’s buyers are watching interest rates 👀 and expecting homes to be worth the price tag.

That means:

  • ✅ Due diligence
  • ✍️ Fair offers
  • 🏃‍♀️ Fast decisions

if you don’t want to lose out.

🔍 Final Word

Yes, Madison County is still a seller’s market—but it’s also a more balanced one. ⚖️ That’s not a bad thing. In fact, it means deals are happening for both sides when expectations are realistic and guided by strategy.

Whether you’re ready to list, looking to buy, or just keeping tabs on the market—I’m here to help you navigate it confidently. Let’s chat. 📲

🏛️ Richmond, KY: A History Buff’s Dream Destination

Let’s be honest—Richmond isn’t just another small Kentucky town. If you’re someone who gets goosebumps walking through old battlefields, adores antebellum architecture, or could happily lose an afternoon in a museum, Richmond is your kind of place. 💥📚

📍 Where the Past Still Speaks

Nestled in the heart of Madison County, Richmond has been quietly preserving some of the most significant stories in Kentucky’s past. From Civil War battles to 19th-century architecture, you don’t have to dig far to find depth here—history is baked into the bricks.

Let’s take a stroll through time, shall we?

🪖 Battle of Richmond Visitors Center

📍 101 Battlefield Memorial Hwy
One of the most pivotal Civil War battles in Kentucky happened right here in Richmond in 1862. Today, the Battle of Richmond Visitors Center offers immersive tours, guided battlefield walks, and even reenactments. You’ll feel like you’ve stepped straight into history—because, in a way, you have.
➡️ Don’t miss the annual battle reenactment each August—it’s unforgettable.

🏡 White Hall Historic Site

📍 500 White Hall Shrine Rd
The former home of Cassius Marcellus Clay (yes, that Clay), White Hall is a 44-room Italianate mansion packed with stories of emancipation, politics, and Kentucky grit. Touring this home feels less like a museum visit and more like reading someone’s very dramatic diary. ✍️

🕰️ Downtown Richmond: Antique Charm on Every Corner

From historic storefronts to the Madison County Courthouse (built in 1849!), Richmond’s downtown is a walkable archive of Southern history.
🛍️ Bonus: It’s also full of local boutiques, coffee shops, and antique stores. Because what’s a trip back in time without a little treasure hunting?

🎓 EKU & Hummel Planetarium

Eastern Kentucky University brings a youthful energy to this historic town—but it also houses the Hummel Planetarium, where the focus is on universal history. 🚀 Whether you’re into Civil War battles or black holes, Richmond has a timeline for you.

📸 Plan Your Visit

Richmond isn’t flashy. It doesn’t try to be something it’s not. That’s the charm. It’s honest, deep-rooted, and full of stories worth slowing down for. So whether you’re a lifelong history lover or just looking to understand the land beneath your feet a little better—Richmond is ready to welcome you.

🗺️ Bring your walking shoes. Pack your curiosity. And let Richmond tell you a story.

How to Handle Lowball Offers When Selling Your Home (Without Losing Your Cool)

Let me paint a picture for you:
You’ve worked hard to get your home show-ready. You’ve cleaned, staged, maybe even tackled a few last-minute upgrades. You’re excited, hopeful, and ready to make your move. Then—bam—a lowball offer lands in your inbox.

Insulting? Absolutely.
Deal-breaking? Not on my watch.

I see this happen often here in Madison County, and let me be real with you—lowball offers don’t mean your home isn’t amazing. They just mean the buyer is fishing for a deal. And lucky for you, I know exactly how to handle that.

🧊 First Things First: Keep It Cool

When that low number rolls in, your gut reaction might be to shut it down immediately. But that’s where I come in. My job is to take the emotion out of the equation and put strategy front and center. Because trust me—this is just part of the dance.

📈 I Bring the Receipts (a.k.a. the CMA)

Before your home ever hits the market, I pull a Comparative Market Analysis based on recent sales, local trends, and neighborhood comps. It’s not just guesswork—it’s real-time data straight from the Madison County market, and it becomes our guide when we respond to offers.

If a buyer lowballs you, we’ve got proof that your price is right—and that’s powerful.

💥 Counter with Confidence

I always advise my sellers to respond to lowball offers—but respond smart. We can counter close to asking, offer creative terms, or give them just enough to stay in the game without selling yourself short.

Sometimes buyers come back with something better. Sometimes they ghost. Either way? You’re holding the cards.

🔍 Look Beyond the Price

Price matters—but it’s not the only thing that matters.

I help my clients evaluate the entire offer:

➡️Is it cash?

➡️Quick close?

➡️Fewer contingencies?

Sometimes a lower number still makes sense if the rest of the terms are rock-solid.

And if the whole thing stinks? We walk away with our heads high and keep moving.

🔒 We Set the Floor Before We Start

One of the first things I do with my sellers is talk about your “walk-away” number—that lowest price you’re truly willing to accept. So when offers come in, we’re not scrambling. We already know our boundaries, and we stick to them.

💼 You’ve Got Me in Your Corner

I’m your buffer. Your negotiator. Your advocate.

I’ve done this a hundred times, and I know how to shut down nonsense while keeping the door open for serious buyers.

This is your biggest investment—and I don’t take that lightly.

Thinking About Selling in Madison County?

Whether you’re in Richmond, Berea, or somewhere between farmland and front porch, I’ll help you sell confidently, negotiate wisely, and never settle for less than you deserve.

📲 Ready to talk strategy? Reach out—I’d love to help you sell smart.

Weekly Insights: How Long Are Homes Staying on the Market in Madison County?

Hey y’all,
It’s time for this week’s real estate check-in — and if you’ve been wondering, “How long are homes sitting on the market around Madison County?” — let’s get into it.

Right now, the average days on market is sitting at 100 days.
That means from the time a home is listed to the time it’s officially sold, it’s taking just over three months on average. Now, don’t panic — every listing is a little different. Some homes are moving faster (especially when they’re priced right and show-ready), and others are taking a bit longer depending on location, condition, and demand.

Here’s a quick look at the rest of this week’s Madison County market numbers:
🏡 Average Sold Price: $290,648
Sold Listings: 23
🆕 New Listings: 33
🔒 Under Contract: 36
📉 Average List-to-Sold Price Ratio: 97.9%

What’s it telling us?

Even though homes are hanging out on the market a little longer, buyers are still stepping up — with sellers getting about 98% of their asking price on average. That’s a strong market indicator. Plus, with more homes coming online than selling right now (33 new vs. 23 sold), buyers have a few more choices to pick from, which is always a win this time of year.

Bottom line:

If you’re thinking about selling, pricing strategically from the start is everything. (Homes that are sitting too long often come down to price and presentation.) And if you’re buying, don’t sleep on the opportunity — rates are moving, inventory is rising, and smart deals are out there!

What’s the Difference Between Pre-Approved and Pre-Qualified for a Mortgage?

Alright, friend — if you’re even thinking about buying a house, you’ve probably heard both “pre-qualified” and “pre-approved” tossed around like confetti at a real estate party. 🎉

But here’s the thing: they’re not the same, and if you’re serious about getting those keys in hand, you need to know the difference. Let’s break it down in plain English (with a little sass and a lot of clarity).

📋 Pre-Qualified: The Flirt

What it is:
Getting pre-qualified is like dipping your toe in the water. 🦶It’s a quick, basic estimate of what you might be able to borrow based on the info you give a lender — no paperwork, no deep dive.

✅ It’s easy.
✅ It’s fast.
❌ It’s not a guarantee.

Think of it like:
Saying “I think I can afford this” based on vibes and a quick convo. It’s a start — but you’re not shopping with power just yet.

🔐 Pre-Approved: The Commitment

What it is:
Pre-approval is the real deal. 💪 The lender checks your credit, reviews your income, debt, and assets — the whole nine yards. You’ll get a letter saying how much they’re actually willing to lend you.

✅ You’ve submitted documents.
✅ Your credit’s been pulled.
✅ You’re taken seriously by sellers.

Think of it like:
Showing up to an open house with receipts. You’re not just window shopping — you’re READY. 🏠💼

🛑 Why It Matters (A Lot)

In today’s market, sellers don’t have time for maybe-buyers. They want to see that you’re ready to go. A pre-approval letter can be the thing that gets your offer accepted over someone else’s.

👀 Real talk: I’ve seen amazing buyers miss out on dream homes because they weren’t pre-approved. Don’t let that be you.

✨ My Takeaway

💬 “Pre-qualification is good for dreaming. Pre-approval is for doing.”

If you’re ready to move from “someday” to “sold”, let’s get you pre-approved. I know some rockstar lenders who’ll make it painless — pinky promise. 💗

Madison County Real Estate Market Trends: What’s Driving Prices in 2025?

Madison County is on the move — and if you’ve been watching the market this year, you know things are heating up fast. Whether you’re planting roots in Richmond, looking for a front porch in Berea, or cashing in on your equity near EKU, the message is clear: 2025 is a seller’s season — and a smart buyer’s playground.

Here’s a quick snapshot of what’s happening right here at home:

📈 Average Sold Price: $299,496
🕒 Average Days on Market: 44
🏠 Sold Listings: 28
📊 List to Sold Price Ratio: 97.87%
📬 New Listings: 26
📝 Under Contract: 25

Yup, things are moving — fast. Let’s unpack what that really means for folks living, buying, or selling in Madison County, Kentucky.

💸 Price Tags That Reflect Real Value

That $299K average sold price is more than a number — it’s a reflection of what people see in Madison County: space to breathe, tight-knit neighborhoods, and homes that blend charm with functionality. Buyers aren’t just looking — they’re investing in community.

The 97.87% list-to-sold price ratio means sellers are getting serious offers. Whether you’re in a Richmond ranch or a Berea bungalow, properly priced homes are closing strong.

⏳ Homes Are Moving — And Quickly

44 days on market? That’s a fast turnaround — especially in a county with diverse housing stock and buyers from all walks of life. We’re seeing first-time homebuyers, EKU faculty, remote workers, and Lexington commuters all eyeing Madison County as the perfect middle ground.

This isn’t just a passing trend. It’s a shift. And if your home is prepped and priced right? You might be next.

🔄 Inventory’s Tight — So Competition’s High

With 26 new listings and 25 homes already under contract, Madison County inventory is basically a revolving door. One home in, one home out. That keeps things competitive — and gives an edge to listings that are move-in ready and marketed with intention.

If you’re buying: you need a plan.
If you’re selling: this is your moment to shine.

🏡 What’s Fueling All This Movement?

Madison County has always had heart — but now it has momentum.

  • Richmond’s revitalization is drawing attention (and new business).
  • Berea’s arts scene and small-town soul? Unmatched.
  • EKU’s presence continues to anchor the area with stable jobs and energy.
  • Plus, we’re close enough to Lexington for convenience, but far enough for peace of mind.

This unique mix of lifestyle and affordability is making Madison County one of the smartest places to buy or sell in Central Kentucky right now.

Ready to Talk Strategy?

This market moves quick — but with the right game plan, so can you. Whether you’re listing your longtime home or hunting for that perfect new one, I’ve got the insights and the hustle to make it happen.

The Ultimate Guide to Selling Your Home in a Seller’s Market

Spoiler alert: You’re holding all the cards 🎯

In a seller’s market, homes are hot and buyers are hungry. That’s great news if you’re thinking about selling — but don’t get too comfortable. Just because the market’s on your side doesn’t mean your strategy can be lazy. If you want top dollar (and fast), you’ve gotta play it smart.

Here’s how to maximize every ounce of leverage you’ve got

1. 📸 First Impressions Still Matter — Big Time

Even in a competitive market, buyers scroll before they schedule. Your photos need to stop thumbs mid-scroll and make people say, “Whoa — I need to see this one.”

👉 Invest in professional photography. Bonus points for twilight shots or drone views if you’ve got the curb appeal to back it up.

2. 🎯 Price It Right — Not Just High

Yes, you can push the price a little — but don’t get greedy. Overpricing can actually scare off the right buyers and lead to price drops (aka 💸 a red flag).

✨ The sweet spot? A strategic price that sparks competition and gets you multiple offers — and maybe even a bidding war.

3. 💥 Marketing Still Makes Magic

The days of “throw it on the MLS and wait” are over. In today’s market, visibility is everything.

✅ Social media
✅ Email blasts
✅ Targeted online ads
✅ Storytelling descriptions that make people feel something

Great marketing isn’t extra — it’s essential.

4. 🧼 Prep Like a Pro

Declutter. Deep clean. Stage like you’re about to be featured in Southern Living.

Even if demand is high, you want buyers to feel the space — not your laundry baskets, pet bowls, or last night’s spaghetti smell.

Pro tip: Neutral paint, natural light, and a fresh scent go a long way 🕯️

5. ⚖️ Choose the Right Offer (It’s Not Always the Highest)

Sure, a big number is nice. But what about cash terms? Contingencies? Closing timeline?

Sometimes the best offer is the one that makes your life easier — not just your wallet fatter.

Let your agent help you weigh the pros and cons so you don’t leave money (or sanity) on the table.

6. 🧠 Stay Calm & Strategic

Multiple offers feel exciting — and they are. But don’t rush.

The right guidance can help you:
✅ Navigate bidding wars
✅ Manage buyer expectations
✅ Keep the deal smooth all the way to the closing table

Bottom Line: A Seller’s Market Is a Gift — But Strategy Is Still the Secret Sauce 🍯

Don’t waste your leverage. With the right prep, pricing, and pro by your side, you can sell faster, smarter, and with way fewer headaches.

Thinking about listing? Let’s chat. I’ll bring the market knowledge, the marketing muscle, and the strategy to get your home SOLD 💼

💰 How Much House Can You Really Afford?

default

Let’s Talk Real Life Budgets, Madison County Style 🏡

Alright, friend. Let’s have a little heart-to-heart about everyone’s favorite part of home buying… 💸 the budget. (Did you just roll your eyes? It’s fine. Same.)

If you’re dreaming about a shiny new place in Madison County — maybe a backyard for the dogs 🐶, a little extra space for the kids 🧸, or just finally ditching that loud apartment neighbor 🚪 — you’ve probably wondered:

“How much house can I actually afford?”

Spoiler alert: It’s probably not based on what Zillow thinks you should spend. 😉

Step 1: Know Your Real Numbers 📊

Before you fall in love with that dreamy farmhouse in Waco or the modern ranch in Richmond — let’s get honest about your finances.

Ask yourself:
→ What’s coming in every month (after taxes)?
→ What’s going out (hello, Target runs + Netflix + Little Caesars)? 🍕
→ Are you saving anything or just surviving? No shame either way.

This is your starting line.

Step 2: The 28/36 Rule — A Fancy Way to Keep You Outta Trouble 🚦

Most lenders like to see:
→ No more than 28% of your monthly income going to your mortgage payment (that includes taxes & insurance!)
→ No more than 36% going to all your debts combined (student loans, car payments, credit cards, etc.)

Example Time!
Let’s say you’re bringing home $5,000/month:
→ Mortgage sweet spot = around $1,400/month
→ Total debt limit = about $1,800/month

(But hey — life’s not always that tidy, especially in Madison County. Gas prices + daycare ain’t cheap.)

Step 3: Don’t Forget the Other Stuff 💡🐶🌳

Owning a home = freedom + pride + space. But also… bills.

→ Utilities (bigger house = bigger electric bill 💡)
→ Lawn care or equipment (unless you love mowing 3 acres in July ☀️)
→ Home repairs (because one day the water heater will betray you 🔥💧)
→ HOA fees (if you’re in certain neighborhoods)

Factor it all in. No surprises later = way less stress.

Step 4: Get Pre-Approved Like a Boss 📝

Your budget is your idea.
Pre-approval from a lender? That’s your reality check.

This step is clutch because:
→ It tells sellers you’re legit.
→ It helps you house hunt smarter.
→ It keeps you from falling in love with a house you can’t swing (been there, done that).

Need a solid Madison County lender rec? Shoot me a message — I know people. 🙋‍♀️

Real Talk Final Thought 💬

→ Your budget is personal.
→ Your dream house doesn’t have to max out your paycheck.
→ Bigger isn’t always better — but peace of mind? That’s priceless.

Whether you’re eyeing a cute starter home in Berea 🏠, a fixer-upper in Kirksville 🔨, or some land out in the county 🌾 — it all starts with knowing your numbers.

Be smart. Be realistic. But dream BIG, Madison County.

Weekly Madison County Housing Market Update: Are Prices Still Rising?

Alright, let’s get right to it — if you’ve been wondering what’s really going on in the Madison County, Kentucky real estate market, you’re in the right place.

Every week I break down the latest housing market stats so buyers, sellers, and even the “just curious” crowd know exactly what’s happening right here in Madison County.

And this week? Well, let’s just say… the market is still holding its own.

Here’s what happened in Madison County real estate this week:

So… Are Prices Still Rising in Madison County, KY?

Short answer? They’re holding strong.

The average sold price this week came in at $450,645 — that’s a healthy number for Madison County real estate and a clear sign that home values aren’t exactly falling off a cliff anytime soon.

Are we seeing bidding wars like 2021? Not really. But are well-priced homes still moving, often with strong offers? Absolutely.

What About Days on Market?

Homes sat for an average of 64 days before going under contract. That tells me buyers are being a little more selective (and honestly, who can blame them with these interest rates?). But homes that are priced right, staged well, and marketed correctly are still selling.

Inventory is Climbing (Slowly)

With 33 new listings and 32 homes going under contract, we’re seeing a nice little balance start to form. More options for buyers, but sellers are still in a good position when it comes to pricing.

What Does This Mean for You?

Thinking about selling? Pricing is still key. Buyers are smart — and they’re willing to wait for the right home at the right price.

Thinking about buying? More inventory = more choices. But don’t wait too long — homes priced right are still moving quickly.

Just watching the market? Hey, I see you. Knowledge is power. And knowing what’s happening locally (not just what the headlines say) is how you win when it’s time to make your move.

Have questions about buying or selling in Madison County, Kentucky? Shoot me a message anytime — I’m always happy to chat real estate (or swap local coffee shop recommendations).

Until next week, friends!
