Short answer? They’re holding strong.

The average sold price this week came in at $450,645 — that’s a healthy number for Madison County real estate and a clear sign that home values aren’t exactly falling off a cliff anytime soon.

Are we seeing bidding wars like 2021? Not really. But are well-priced homes still moving, often with strong offers? Absolutely.


What About Days on Market?

Homes sat for an average of 64 days before going under contract. That tells me buyers are being a little more selective (and honestly, who can blame them with these interest rates?). But homes that are priced right, staged well, and marketed correctly are still selling.


Inventory is Climbing (Slowly)

With 33 new listings and 32 homes going under contract, we’re seeing a nice little balance start to form. More options for buyers, but sellers are still in a good position when it comes to pricing.
